For real estate specifically, Medellín offers the most active and liquid market for foreign buyers outside of Cartagena. Supply is abundant, professionals are experienced with international buyers, and the city's profile in global travel and investment media has created sustained demand that supports property values.

Medellín Neighborhoods: A Foreign Buyer's Map

El Poblado is the first stop for most foreign buyers. Centered on Parque El Poblado and extending along Avenida El Poblado, this neighborhood offers the densest concentration of international restaurants, cafés, English-speaking services, and furnished rental apartments. Laureles, on the western side of the Medellín river, offers comparable build quality at 25–35% lower prices. The neighborhood has a more local feel, good walkability, and increasingly attracts expats who want to experience authentic Colombian urban life alongside foreign community. Envigado, immediately south of El Poblado on the metro line, combines excellent security, lower prices, and a quieter residential character.

The most active market in Medellín for foreign buyers is furnished studio and one-bedroom apartments optimized for short-term rental or flexible personal use. These units in El Poblado typically run $80,000–$150,000 USD and generate sufficient short-term rental income to offset holding costs. Two-bedroom units in the same range run $130,000–$220,000 and suit buyers who plan extended personal stays or want to accommodate guests.

New construction projects (obra nueva) are abundant. Buying planos (pre-construction) allows buyers to enter at a lower price point and benefit from appreciation during the 18–36 month construction period. Developer reputation matters significantly in this market — vetting track record and delivery history is essential before committing to a pre-construction purchase.

Short-term rental yields in El Poblado have been strong. Well-managed Airbnb properties in prime locations average $90–$150 USD per night and achieve 55–75% annual occupancy, generating gross annual revenue of $18,000–$40,000 USD depending on unit size and positioning. After platform fees (15%), management costs (15–20%), utilities, and maintenance, net yields typically run 5–8%.

Long-term rental demand from Colombian professionals and young executives is also strong. A furnished two-bedroom in El Poblado rents for $1,200–$2,000 USD monthly to a long-term tenant — a stable, lower-yield alternative to short-term rental that some buyers prefer. The Purchase Process in Medellín

Medellín's real estate market is well-served by bilingual professionals. Real estate agents, attorneys, notaries, and property management companies familiar with foreign buyers are concentrated in El Poblado and can be reached through expat networks. The purchase process follows Colombian standard: promesa de compraventa (preliminary agreement), due diligence period, notarized escritura pública, and registration.

Buyers should budget 3–5% above purchase price for transaction costs. Property is registered within 2–4 weeks of the notarized transaction. Foreign buyers must complete a Banco de la República foreign investment declaration — a standard step that most experienced attorneys handle as part of the transaction.
